We started a survey to ensure that people's interest should be taken into account as it is the important and perhaps most capital intensive decision of their life's. And yes, people showed a lot of interest and did come up with lot of permutations and combinations . The single most important factor that came up during the survey was " location" . Location is very important deciding factor and also is the most important factor responsible for future price appreciations. Patia dominated the list while ctc bbsr highway and khandagiri together finished second . As the affordability of the project was one of the bench marks so both this areas which command at-least Rs 2500 persqft were nonviable as we wanted our properties to be in-range of 9 to 19 lakhs . Even as the areas are developed and command a huge premium that lose out in case of distance from various government offices like BMC ,Court, Tehsil ,Secretariat and public institutions like Railways & Airport . So we zero in on surdarpada as the the site was 13 kms from Master Canteen ,11 km from airport and 8.5 kms from pokriput DAV school . The ste we have chosen has 3 engineering colleges in proximity like OEC , aryan , indus and XIMB is building a 60 acres campus just 1 km ahead of our project . The site we have chosen has a running government school close to our boundary and has a flourishing market place and ofcourse is free from any canals ( no water logging issues ) and is at par road level.
Moreover Sundarpada is now home to 4 engineering colleges( OEC , Indus , Aryan & Capital ) and Xavier institute of Management ( XIMB ) is building an campus over area extending upto 60 Acres . More than 50 plus builder are engaged in developing various housing facilities for the ever increasing population that is settling down in bhubaneswar is sure sign of better valuation and consecutive development in times to come !
